Note:
Many parcels of land are also available to barter.  If you have a tractor or other equipment, jeep, boat, motorcycle or anything of value that you would like to trade for a parcel of land feel free to contact the land owner for information.

Are there utilities at the property?

The property listing detail page will have more information, but generally speaking we sell raw land and utilities are not yet installed.  Utilities such as electric may be available nearby to connect to, but check the detail page or call us for more information about a specific property.

Are you a real estate agent?

No. We are a family business that focuses on land investing.  We own the land that we list on this site free and clear. We sell direct to you thereby cutting out the middleman and there are no real estate agent fees.

Is land a safe investment?

We have all heard the stories of many of the wealthiest people making great gains in real estate.  Real estate is a tangible asset, and will always have value.  As compared to something like stocks, where the value can vary based solely on public opinion, land offers more stability.  With more and more people enjoying the self reliance and freedom that owning land offers, as well as the tiny home and off grid movements, the demand for raw land is likely to increase in the future.  Raw land is also a great place to build a permanent home, and there is only so much in supply.

Is there an application for financing?

No.  We do offer payment plans, but there is no application or credit check required.  We feel if you’re willing to make your down payment and keep up on your following payments then you have purchased the property.  Contact us for details, it’s quick, simple, and easy.

Do I need a real estate agent or attorney?

No.  This process is simple and straightforward, and we own the land we sell outright.  You are welcome to hire a professional if you feel the need, however it is not necessary and we’ve made the purchase process simple and easy.  You will understand exactly what you are getting and our contracts and purchase and sale agreements can be read and understood by anyone.  We are a family operation, and we care about you so if you have any questions now or along the way just contact us and ask.

What if I would like to use formal title services?

Sure, we can accommodate that.  Formal title services will include escrow and title insurance and require an earnest money deposit prior to closing.  Please understand these services will be provided by a third party and typically add approximately $1000 (one thousand dollars) to the cost of your purchase.  Pricing may vary depending on the property.  For some people, that is worth the service and we are happy to assist.  We have relationship with title companies and can get the process started quickly and easily!

Can I arrange to view the property before purchasing?

Sure, however keep in mind that your property is not locked in or “under contract” until the down payment is made.  We recommend prior to spending the time and effort and expense to view the property you make the down payment to ensure the property is not sold to another buyer while you are making arrangements.  The down payment is covered by a money-back guarantee, so if you wish you can either receive a refund or apply it to another property.

To view the property we will provide information and details including directions, coordinates, and travel advise.

How long does the purchase process take?

Payment terms will be agreed upon prior to your purchase.  Once you have signed the documents and made your final purchase payment we will issue and record your deed with the county.  The county will mail you an original recorded deed.

The time frame from start to finish of course depends on your completion of the required documents and final payment.  Once those are done, we will record and file your deed with the county within 30 days (usually much sooner).  From there, the process can take a couple of weeks, which is processing time for the recording of the deed with the county recorder’s office.  The county will mail your deed directly to you at the address provided at that time.  Upon completion you own the land free and clear - welcome to property ownership!
